When you need it

Three situations where carpet steam cleaning is the right call

Carpet steam cleaning isn't just for end of lease. These are the three most common situations our Adelaide clients book — and why each one needs professional hot water extraction rather than a surface clean.

End-of-lease & bond return

Most SA leases require a professional carpet cleaning receipt. Real estate agents check carpet condition at inspection — embedded stains or pet odours are a common reason for bond disputes.

Carpet that looks worn or dull often isn't — it's dirty at a level vacuuming doesn't reach. A professional steam clean can restore the look and feel of carpet that appears beyond saving.

Removes years of embedded traffic soil
Eliminates pet odours at source
Allergen and dust mite reduction
Add-on to your regular clean or standalone
Commercial and office carpet

Office carpet tiles and commercial-grade carpet accumulate far more traffic soil per square metre than residential carpet. Periodic deep cleaning extends the life of commercial flooring significantly.

Commercial carpet tiles and loop pile
Pair with regular office cleaning

Steam vs vacuum

What vacuuming actually misses — and what hot water extraction finds

A vacuum removes what's sitting on the surface. Hot water extraction removes what's embedded deep in the carpet fibre — the dirt, bacteria, allergens, and odours that build up over months or years without being visible.

Regular vacuum
Removes loose surface debris only. Bacteria, allergens, and embedded grime remain in the fibre.
Hot water extraction
Penetrates deep into fibre. Removes bacteria, dust mites, pet dander, embedded dirt, and odours.
Dry surface clean
Stains and traffic marks remain beneath the surface layer. Carpet looks clean, isn't clean.
Pre-treatment + extraction
Targeted pre-treatment breaks down stain bonds before extraction pulls them from the fibre entirely.
DIY hire machine
Lower water pressure, poor extraction, longer drying. Often leaves residue that attracts more dirt faster.
Commercial-grade equipment
Higher heat and extraction pressure than consumer hire machines. Cleaner result, faster drying, no residue.
Why it matters

Four reasons professional steam cleaning makes a difference

01
Allergens and bacteria you can't see

Dust mites, pet dander, mould spores, and bacteria accumulate in carpet fibres. Vacuuming doesn't remove them — hot water extraction does.

02
Carpet life extended significantly

Embedded grit acts as an abrasive — each footstep grinds it against the fibre. Regular deep cleaning removes this before it causes permanent wear.

03
SA real estate agents require it

Most Adelaide leases specify professional steam cleaning at end of tenancy. A DIY job or vacuum doesn't satisfy this requirement — a receipt from a professional service does.

04
Odours eliminated, not masked

Pet odours and embedded moisture are removed at source by hot water extraction. Surface sprays and deodorisers mask the smell — they don't remove the cause.

How much does carpet steam cleaning cost in Adelaide?
CleanO Plus carpet steam cleaning starts from $80 per room. Whole-home packages are available and work out cheaper per room than individual bookings. Combining carpet steam cleaning with your end-of-lease clean in a single visit also reduces the overall cost. Same-day quotes across all Adelaide metro suburbs — call 1800 852 042 or submit an enquiry.
Is carpet steam cleaning required for end-of-lease in SA?
Most South Australian leases and Adelaide real estate agents require a professional carpet steam cleaning receipt at the end of tenancy. A receipt from a registered cleaning business satisfies this requirement. CleanO Plus provides a professional receipt and tax invoice on every job — suitable for your agent or property manager.
How long does carpet take to dry after steam cleaning?
Drying time after professional hot water extraction is typically 3–6 hours for synthetic carpets and 4–8 hours for wool under normal conditions. Good ventilation significantly speeds drying — open windows and use fans where possible. We recommend not walking on the carpet in outdoor shoes until fully dry. Cold or humid weather extends drying time.
Can you remove pet stains and odours from carpet?
Yes. Hot water extraction combined with targeted pre-treatment is effective on pet urine, stains, and odours. Heavily soaked areas or old stains that have been setting for months may require specialist enzymatic treatment — let us know at the time of booking so we can prepare appropriately. In most cases, results are significantly better than any surface treatment.
Do I need to move furniture before you arrive?
Light furniture like chairs and small tables can generally be moved by our team during the clean. Heavy items — beds, lounges, large bookshelves, dining tables — should be cleared from the area before we arrive where possible. If furniture removal is required for access, mention it when booking and we'll factor it into the scope and price.
Can I combine carpet steam cleaning with my end-of-lease clean?
Yes — and we highly recommend it. Booking carpet steam cleaning at the same time as your end-of-lease clean is more efficient and usually cheaper than booking two separate services. We complete the full property clean first, then do the steam cleaning, so the carpets are done last and the property is ready for inspection. Just mention it when requesting your EOL quote.
